Between 2021 and 2024, we completed all 40 building roofs, working with the HOA’s budget to deliver high-quality results with minimal disruption to residents.
Scope of Work
✔ Tile Lift and Relay – Carefully removed old tiles, salvaging usable ones and replacing any broken or non-reusable tiles.
✔ Underlayment Replacement – Removed old underlayment and installed two layers of #40 felt paper for enhanced moisture protection and durability.
✔ Wood Repairs – Replaced any damaged or deteriorated plywood sheathing to restore a solid roofing foundation.
✔ Flashing Upgrades – Installed new primary and secondary flashing at all pipe penetrations to ensure waterproof integrity.
✔ Ventilation Improvements – Replaced old attic vents with new low-profile, fire-ember resistant O’Hagin vents to enhance attic airflow and meet modern fire safety standards.
